Job Description:

This position supervises and coordinates activities of workers engaged in maintaining and repairing machinery and equipment, physical structures of buildings and maintaining grounds by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Supervises maintenance team engaged in troubleshooting, maintaining and preventative maintenance of machinery and equipment. 

Supervises maintenance team and/or sub-contractors engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings and facility structures.

Supervises maintenance team engaged in ground maintenance activities such as mowing lawns, snow removal, trimming hedges, removing weeds and raking and disposing of leaves and refuse.

Supervises maintenance team engaged in the facilities overall housekeeping including removal of trash, restroom cleaning, floor cleaning, etc.

Requisition tools, equipment, repair parts and supplies for maintenance and other departments.

Oversee layout and department changes as required.

Inspects completed work for conformance to blueprints, specifications, and standards.

Maintain and complete preventative maintenance on the facility HVAC equipment.  Make recommendations for update and replacements.

Interprets company policies to workers and enforces safety regulations.

Knowledgeable on facility security system.

Responds to security system calls when available during off hours

Establishes or adjusts work procedures to meet production schedules.

Knowledgeable on fire alarm and suppression system.

Suggests changes working conditions and use of equipment to increase efficiency of work crew.

Must be able to work with three phase and single phase wiring.

Some welding and machining skills desired.

Sewing machine repair.

Maintain and repair radio frequency (RF) machines. Certification as required.

Analyzes and resolves work problems or assists workers in solving work problems.

Install and hookup telephone and computer stations.

Maintain compressed air system.

Install gas lines when needed.

Design and install electrical system for plant and machines.

Troubleshoot and repair electronic components. Including but not limited to CNC machines, fabric spreading and cutting machines, and welding units.

Design and install plumbing for air system.

Repair and hookup lines for water system.

Keep budget in balance.

Mid-year and year-end evaluations.

Maintains time and production records.

Fabricate fixtures and jigs.

Confers with other supervisors to coordinate activities of individual departments.

Completes annual preventative maintenance on selected equipment.  Keeps record on all equipment.  Make recommendation for improvement or replacement of equipment and tools.

Must comply with lockout / tagout procedures.

Responsible for executing and supporting the quality system and procedures in the effort for continuous improvement.

PRINCIPAL ACCOUNTABILITIES

Provide a clean and safe work environment.

Keep facility and production process in working order through preventative maintenance and time turnaround on down equipment.

SUPERVISORY RESPONSIBILITIES

Directly supervises five to fifteen employees across multiple shifts in the Maintenance Department.  Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Required Experience:

Associate’s degree (A. A.) or equivalent from two-year college or technical school; 6-8+ years related experience and/or training; or equivalent combination of education and experience. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
